Choosing the right property management company to protect and grow your vacation rental property investment can be a tough decision. Stony Brook is family owned and operated, and we’ve been serving discerning cabin owners in Gatlinburg for over 20 years. We are licensed and regulated by the Tennessee Real Estate Commission and we are not a Real Estate agency. We think that is an important distinction as our primary interest is not in selling your cabin, rather in maximizing the return on your vacation rental investment by renting it. We currently have about 40 premier rental properties in our inventory, we have never had more than 50. Why? We do everything in-house. Reservations, marketing, maintenance, lawns, and pre-arrival checks are all handled by our staff (at this time that consists of Pam, Ed and Heather, our daughter). Housekeeping is handled by professionals who have been with us for several years and they operate on a sub-contractor basis. What does that mean to you as an owner? If you call the office you will speak with an owner. If there is an issue with your property it will be discovered by an owner, and he will come up with an appropriate solution (fix it himself as part of our maintenance service or subcontract it out to one of our trusted partners). Your guests will deal with an owner – who has a vested interest in happy, satisfied guests. We answer the phones personally from 9:00 in the morning until 10:00 in the evening, only rarely will you or your guest reach a recording . Your monthly owner statements and income checks will be processed and issued by an owner, on time every time – we have never sent a statement out late and we have never spent a nickel of escrow money inappropriately. We are very serious about your money.
